Why should you consider concrete sealing? The concrete paving your driveway, patio, sidewalk and walkways is constantly exposed to its number one enemy – Water. Piling on with Snow and ice, then adding salt and other de-icing agents can speed up the degradation. The look of the concrete can change from bright and appealing to stained, dirty, dingy, cracked and spalled over just a few seasons. This lowers the “curb appeal” of your house and could even cause it to hurt the resale value.
Why Should You Seal Your Driveway?
A concrete driveway or pad is a big investment often costing upwards of $6,000 CAD by the time you factor in the cost of old driveway removal, gravel base, materials, labour and of course the concrete itself. So you’d want to protect your investment as much as possible. Of course you want to do it as easily as possible – That’s where A1 SCS come in.
A1 SCS will clean and prepare the concrete surface, then apply our own proprietary concrete sealer. Our concrete sealer will significantly increase the concretes resistance to cracking, spalling, or staining.

Driveway Sealing Will Protect against
The Harsh Canadian Freeze Thaw Cycle
This is the most damaging to your concrete. Water is absorbed into the small pores and holes in concrete, and then if it freezes, it will exert an INCREDIBLE amount of force as it freezes. This weakens your concrete and will cause it to eventually fail. Causing spalling and cracks, pitting and scaling.
The damage is even worse if there are any steel bars inside – as the water starts corroding the steel – as it rusts it expands and causes huge cracks. You can see this type of cracking most commonly in underground parking structures.
Chemicals and Salts
These have a fairly destructive effect on concrete by chemical reaction. In fact – you aren’t supposed to use any deicers on a new driveway until it’s at least 2 years old. They erode the top layer, and chemical ones can increase the frequency of the freeze thaw cycle doing further damage.
Chlorine is an agent that breaks down concrete. Untreated pool patios are especially susceptible to the damaging effects.
Shady, moist areas of concrete will frequently develop patches of unsightly mosses and algae. Causing discolouration and stains. As well as slippery spots where they grow.
Chemical Spills and Petroleum Leaks
The various fluids in your car can penetrate the concrete causing hard to remove discolourations and stains. Oil is particularly hard to remove once it has made contact with the concrete. Concrete Sealing is the best method for preventing staining and discolourations.
Fundamental Criteria For Outdoor Concrete Sealing
Concrete is a very porous material and will allow moisture to slowly pass through it.
It has a wicking effect and will pull water from the ground around it and through capillary action it will push the vapor to the surface. This causes a problem with most urethanes and epoxy based sealers. They Don’t allow this vapor out – they don’t let the concrete breathe how it normally would, and water gets trapped below the surface. This water buildup will weaken the concrete – especially during a freeze. This will also make the sealer applied eventually bubble, peel and crack.
Many “film” sealers will also cause the surface to be much smoother – causing it to be slippery especially in wet weather.
The Concrete Sealer we use Here at A1 SCS is a top grade silane/siloxane that penetrates the surface of the concrete up to 1.5 cm deep. It can be applied to any concrete surface and has the following benefits.
